India Hotel Deals Hit $185M as Investors Bet on Smaller Cities

Hotel investment in India reached $185 million in the first quarter of 2026, according to JLL.
That was 58 percent higher than the $117 million recorded a year earlier. The deals included operating hotels, land-related transactions, and larger platform investments. This shows that investors are still confident in India’s hospitality market after a strong 2025, when hotel investment reached $567 million.
Investors are interested in India
India needs more quality hotel rooms as travel demand grows across the country. Demand is no longer limited to major cities such as Mumbai, Delhi, and Bengaluru. More travelers are booking business trips, weddings, leisure stays, and regional getaways in smaller cities. That creates opportunities for hotel owners, global brands, and private equity investors.
Private equity is backing hotel platforms
A major part of the story is the growing role of private equity. Warburg Pincus’ investment in Fleur Hotels, connected to Lemon Tree Hotels, is one example. The deal gives Warburg Pincus a 41.09 percent stake and includes additional capital to help grow Fleur’s owned-hotel portfolio.
Investors are not only buying single hotels. They are also backing platforms that can own or develop several properties. This can help hotel companies grow faster and make hotel ownership more organized.
Demand beyond big cities
Marriott’s expansion with The Fern Hotels & Resorts adds more context. The company said it has signed 75 hotels under The Fern Hotels & Resorts, Series by Marriott in India. Of those, 50 are already open. The portfolio now spans 43 cities and brings more than 3,556 rooms into Marriott’s India network.
Lately, IHCL reached 628 hotels as strong domestic travel, corporate demand, and events continued to support expansion across the country. That context helps explain why investors are still moving capital into India’s hotel sector: demand is growing, branded supply is expanding, and major hospitality groups are still racing to secure better positions in the market.
