Airbnb to Move Hosts to 15.5% Host-Only Single Fee

Airbnb has announced it will automatically switch hosts using property management software (PMS) to a single-fee structure.
It will replace the current split-fee model, where Airbnb divides the service charge between the host and the guest. Hosts typically pay around 3 percent of the booking subtotal (excluding guest fees and taxes), while the guest pays an additional 14–16 percent service fee at checkout.
In contrast, the new single-fee (host-only) model consolidates the entire service fee into one charge deducted from the host at a flat rate of 15.5 percent.
The shift will improve transparency by displaying a single consolidated rate to guests.
Hosts using PMS will be transitioned to the single-fee model on October 27, 2025. Hosts not using PMS will continue on the split-fee model until December 1, 2025, after which they will also be placed on the 15.5 percent host-only model.
Also, this month, Airbnb launched the “Reserve Now, Pay Later” feature that allows users to book accommodations without paying upfront.
