Airbnb Adds Hotels as Urban Rules Make Home Rentals Harder

Airbnb is actively bringing hotels onto its platform in selected cities, showing that a long-discussed idea is now becoming a real part of its business.

In its fourth-quarter 2025 shareholder letter, the company said it had started working directly with boutique and independent hotels in New York, Los Angeles, Madrid, and San Francisco. Airbnb said early results were promising and that it plans to expand the pilot to more markets later in 2026.

Regulation is pushing Airbnb to adjust its supply mix

A major reason for the shift is regulation. Airbnb said the pilot is focused on cities where accommodation supply is limited either by strong demand or by local rules. In other words, hotels are helping the company stay strong in markets where short-term rental growth has become more difficult.

In Spain, for example, city authorities have tightened rules on short-term rentals as governments respond to housing shortages and complaints about tourism pressure. Barcelona has said it plans to eliminate tourist apartment licenses by 2028. In that kind of environment, hotels offer Airbnb a more stable way to keep urban accommodation on the platform.

Hotels help Airbnb serve more travelers and more trip types

Hotels also help Airbnb reach travelers who may not want a home rental. In large cities, many guests are looking for short stays, central locations, standard services, and predictable check-in. Hotels often fit those needs better, especially for business trips and quick city breaks.

Airbnb has made clear that it wants to serve a wider range of travel demand. In its shareholder letter, the company said adding hotels could help it capture more bookings, expand the market it serves, and bring users back for repeat stays. That suggests Airbnb wants to keep travelers on its platform even when a private rental is not the best option.

Hotels may gain a new demand channel beyond the biggest OTAs

For hotels, especially boutique and independent properties, Airbnb could become a more important distribution channel. These hotels often want extra visibility and demand outside the biggest online travel agencies. Airbnb already has a strong global brand and a large audience, which could make it more useful to hotel partners if the pilot grows.

New York shows how regulation is reshaping Airbnb’s city growth

New York City has already become one of the clearest examples of how tighter short-term rental rules can reshape Airbnb’s growth options in major urban markets. A bill backed by Airbnb that would have eased the city’s short-term rental rules failed to make the City Council’s final voting agenda in December 2025, leaving the company under New York’s existing strict regulatory framework.
